Roofing Issues Identified

Age and Condition
Irreparable Shingles
The shingles on the roofing system are no longer reparable. Due to age and/or weather/heat damage, the shingles cannot be removed without breaking the surrounding shingles.
Hail Damage
Hail damage was noted on one or more slopes.
Excessive Granule Loss
Excessive granule loss was found on one or more slopes. Granule loss is naturally occuring over time, but can be pre-mature when caused by hail strikes, overheating, manufacturer defect, slope orientation, or even foot traffic.
Installation Issues

No installation issues were observed during the inspection.

Pipe Flashing and Penetration Issues

The pipe flashings appeared to be functioning properly and no issues were observed.

Chimney Issues
Cricket Required
The inspection revealed that the chimney needs a cricket. Chimneys wider than 30" or chimneys having issues clearing water on the upslope side should have a cricket installed to divert the water away from the chimney.

Recommendations

Replacement Recommended
Due to the age and wear of the roofing system, it is recommended that it be replaced. Shingles have a useful life expentancy of 20 to 50 years. Factors that affect the useful life of a shingle include weather, installation, and ventilation.
